WORKING WITH PRIME GROUP SOLUTION

We are a property maintenance and repair contractor serving commercial, multifamily, and luxury managed buildings across New York. We perform work directly with our own employees, and where a job calls for additional trades or added capacity, we bring in long-standing partner contractors under our supervision. Either way, the work is ours to deliver and ours to answer for.

Both, deliberately. Our own crews handle the core of the work, which is what lets us control quality, scheduling, and standards on site. For specialty trades and larger or overlapping scopes, we deploy vetted partner contractors we have worked with for years — managed by our supervisor, held to our standards, invoiced through us. You are never handed off to a stranger and told to sort it out.

Because it removes the failure point most managers have been burned by. When a vendor is only booking someone else's crew, they cannot control who shows up, when, or how the site is left. Our employees answer to us, work to our standards, and we carry the accountability for their work — there is no third party to point at.

Both. Many relationships begin with one repair or one unit turn and expand into ongoing service once the work speaks for itself. There is no minimum commitment to start.

One assigned point of contact, for the duration of the engagement. You will not be re-explaining your building to a new person on the second job.
INSURANCE, LICENSING, AND COMPLIANCE

Yes. Prime Group Solutions is fully insured, and our own employees are covered under our policies — which is a meaningful distinction from vendors who only place someone else's labor on your property. Full certificates are provided on request, and we will confirm our coverage against your building's specific requirements before we start work.

Send us your requirements with the job details and we will confirm it in writing before crews are scheduled. We work in commercial, multifamily, and luxury managed buildings across New York, so we are accustomed to meeting the coverage thresholds and documentation standards that professionally managed properties set.

Yes, same day. Send us your COI requirements and we will issue the certificate that day, naming the ownership entity and management company as additional insured as required by your building. Paperwork is the most common reason a vendor gets held at the door and a job slips a week — it will not happen with us.

Yes. We hold the licensing applicable to the work we perform, and documentation is available on request for your vendor files.

Every partner contractor we work with is insured, and we verify current coverage before a partner sets foot on your property. We do not make exceptions to this and we do not put an uninsured crew on a job to hit a schedule. Because all work is contracted through Prime Group Solutions, your point of accountability remains us regardless of which crew performs the work.

Yes. We coordinate access in advance with building staff, work within posted service hours and freight elevator schedules, and supply required documentation before arrival. Tell us your building's access rules and we will work inside them rather than asking your staff to make exceptions for us.
EMERGENCY RESPONSE

Water damage, fire and smoke incidents, mold, storm damage, emergency demolition, and situations requiring immediate property reconstruction. If a condition is threatening tenant safety, building systems, or is actively causing further damage, call rather than email.

Our emergency line is answered 24/7 at +1 (646) 397-0203 — by someone who can actually make a decision, not an answering service taking a message for the morning. Coordination begins on that call, and you will be told when crews will be on site before you hang up.

Call the emergency line. Tell us the property and the situation and we will tell you immediately whether we can respond and how soon. There is no onboarding process to get through first when a building is actively taking damage.

Make the area safe and restrict access, shut off water or power at the source if it is safe to do so, and photograph the conditions for your records and any insurance claim. Send the photos to office@primegroupsolution.com so the crew arrives already knowing what they are walking into.

Yes, and we handle the claim from start to finish. We document the loss, prepare the scope, work directly with your carrier and adjuster, and stay with the claim through to completed reconstruction. You are not translating between a contractor and an adjuster, and you are not managing two processes at once.

We photograph and document conditions at first response, prepare the scope of loss in the format your carrier expects, meet the adjuster on site, negotiate scope and supplements where the initial estimate falls short of the real damage, and then perform the mitigation and reconstruction ourselves. One party from the day of the loss to the day the space is back in service.

We do. We deal with the carrier and the adjuster directly so your team is not chasing a claim on top of managing the building. You stay informed and you approve the decisions; we carry the process.

That is common, particularly where damage is concealed behind finishes and only surfaces once demolition begins. We document the additional scope as we find it and pursue a supplement with the carrier rather than leaving the gap for you to absorb or quietly cutting the scope to fit the check.
PRICING AND BILLING

We fix the scope before the project starts. You receive a defined written scope with pricing attached, and that is what you are approving not an open-ended hourly arrangement that grows as it goes. You know the number before anyone starts work.

Because it moves the risk of the unknown onto us rather than you. Time-and-materials work means every delay, every inefficiency, and every misjudged estimate lands on your budget. A fixed scope means we have to get the assessment right up front, and you can take a firm number to ownership or your board without a range attached to it.

No. Estimates and site visits are free. We will walk the property, assess the scope, and give you a written number at no cost and with no obligation to proceed.

Yes. The proposal price is the invoice price. We do the assessment work up front precisely so that number holds, and absorbing our own estimating misjudgments is our problem, not yours. The only thing that changes the figure is additional work you request and that is quoted and approved in writing before we touch it. You will never open an invoice from us and find a number you did not agree to.

Yes, to every project we quote, at every size. A capital renovation is priced the same way a repair is: we assess it thoroughly, we commit to a number, and we hold that number. Most contractors reserve their firm pricing for small predictable work and move to open-ended terms as soon as a project gets big enough to matter. We do not, and that is deliberate: a fixed figure is worth most to you precisely on the projects large enough to need board or ownership approval.

The same commitment applies. Loss work is the hardest to price because damage hides behind finishes, so we assess it properly before quoting rather than issuing a low number and revising it upward once demolition starts. Where a carrier's estimate falls short of the true scope, we pursue the supplement with the carrier — that is our conversation to have with them, not a gap for you to absorb.

One. Everything runs through Prime Group Solutions, including any partner trades on the job. You are not reconciling separate invoices from four different companies for a single scope.

Yes. We invoice against a purchase order and submit through your AP portal, and we can work within your management company's existing approval and documentation requirements. We are set up for how managed portfolios actually process payables, so onboarding us does not mean an exception to your process.

Check, wire transfer, and other standard business payment methods. Payment terms are set out in your proposal, so they are agreed before work begins rather than negotiated after.
SERVICES AND SCOPE

Maintenance, painting, flooring, repairs, porter and cleaning, plus emergency restoration and reconstruction. If a need falls outside those categories, ask between our own crews and our partner trades, our range is broader than the headline list.

Yes, and it is some of our most frequent work. Turnovers stack paint, flooring, repairs, and cleaning into a narrow vacancy window, which is exactly where having our own crews pays off: we sequence the trades ourselves and are not waiting on someone else's schedule to release the unit.

Yes. Occupied work is coordinated around tenant access, noise restrictions, and building service hours, with the presentation standards that managed and luxury buildings require: protected paths, contained work areas, and daily cleanup.

Yes. We handle full renovations and capital improvement projects, not just day-to-day maintenance. Between our own crews and our partner trades we can staff multi-trade scopes and run them on a project schedule, with the same fixed pre-project pricing and single point of accountability that applies to smaller work. A capital budget approved by ownership or a board should be spent against a firm number, and that is exactly how we quote it.

We stand behind the work our crews perform. Warranty coverage is set out in your project scope so you know before work starts exactly what is covered and for how long and because the crews are ours, standing behind the work does not mean chasing a third party on your behalf.

You receive status updates from your assigned point of contact, with photo documentation on completion. Tell us the reporting rhythm your team needs daily, at milestones, or on request and we will work to it rather than making you ask.
FOR CONTRACTORS AND SUBCONTRACTORS

Yes. We continually add qualified trades to work alongside our own crews across maintenance, painting, flooring, repairs, cleaning, and restoration. Send your company information, trades, service area, and references to office@primegroupsolution.com.

Current proof of insurance is non-negotiable, we do not make exceptions. Beyond that: applicable licensing for your trade, verifiable references, and the ability to communicate clearly on schedule and status. Requirements are confirmed with you directly when we review your company.

Volume depends on your trade, capacity, and service area. Contractors who perform reliably on early assignments are prioritized for recurring work across the portfolios we service.

Payment terms are agreed in writing before you take on work for us, so you know what you are getting and when. We do not ask contractors to chase us.

No. Our partner contractors work with other clients. We ask for reliability on the jobs you accept from us, not exclusivity.
